You will have two types of leads, name and email only leads and as shown above with more information. Use the scripts below according to the leads you receive.
Key is to contact them within 24 hours using the following script:
EMAIL: "Hi ______, this is ______________ I just wanted to reach out quickly and thank you again for opting into the (your city) Homes List! I noticed you didn't leave an address, would it be easier if I just emailed the list to you?"
*If they don't respond go ahead and email them this list within 24 hours anyway.
*Loan officers be sure you are working with a real estate agent so that they can provide you a list of homes to send to them.
If they leave all of their information
Key is to contact them within 2-3 minutes using the following script:
CALL: "Hi ______, this is ______________ with _____________. I wanted to personally reach out and thank you once again for opting into the _______________Homes List! I was just curious would it be easier if I emailed this list to you ( they will more than likely say yes) Go on and start building your relationship with them.
*Contact them within 2-3 minutes...it is proven that when you contact a person that "opts In" in that 2-3 minutes time frame the ability to convert them into a client increases by 400%.

Today, the best way to connect with people is through the use of Video. For some, the conversion rate with video has averaged 80%. Not everyone will achieve this result but, it will increase your closing percentage.
Video shows your potential client how well you will communicate with them and in today's economy and marketplace this is vital. Second, no one else is doing it. What are we always told to do in marketing seminar's? Do what our competitors are not. Do not be afraid to record a video we already do them! Think Instagram, Snapchat and Facebook to name a few. This application is a huge plus with your Gen X and Millennials who spend their free time on a their phones.

*Get comfortable shooting this quick video by sending short videos to loved ones, family and friends. Make sure you use potential client's name in each video, personalization is key here. Also, remember to do this in the 2-3 minute time frame, otherwise they forget they filled out the request. They are excited and are thinking about buying/selling a home when they filled out their opt in info. As time wears on they lose interest!

With that said, I've been running my motivated seller ad off my own FB business page and here's my results: 1) I have one home under contract as a buy/hold, 2) working on a probate (inherited) property in Arkansas, for whole-sale and 3) walking another property in Tucson, today (TBD buying technique).
